How It Works
From Contract to Keys in 99 Days.
Here Is Every Step.
The SunLife build process is straightforward by design. Jeff and Rosario built it to be fast, predictable, and transparent. Here is what to expect from the day you sign to the day you get your keys.
1. Choose Your Home
Browse available homes or select a floor plan to build from. Our team will walk you through every option in Cape Coral and Port Charlotte. If you are working with a Realtor®, they can register you and manage the process on your behalf.

2. Sign the Contract
The contract is delivered directly to you or your agent within 35 seconds of submitting through our offer tool. We review and countersign. You are officially a SunLife homeowner in the making.

3. Construction Begins
Your build starts immediately. We assign a project manager to your home and keep you informed throughout the entire process. No guessing. No chasing. You always know where things stand.
4. 27 Inspections
Before anyone gets keys, every SunLife home goes through 27 inspections covering structural, mechanical, electrical, plumbing,
and finishes. This is what keeps the standard where it needs to be.

5. Final Walkthrough
You walk through the home with our team. Every detail is reviewed. Every question is answered. We do not hand over keys until you are completely satisfied.

6. Keys and Ongoing Support
Average time from contract to keys is 99 days. Your online warranty portal is activated at closing. Submit warranty items, track service requests, and communicate with the support team any time.
Financing Your Home
A SunLife Home May Be More Affordable Than You Think.
Most first-time buyers coming from Miami and Southeast Florida are surprised at what their budget buys in Cape Coral and Port Charlotte. The same monthly payment that gets you a two bedroom condo in Miami gets you a four bedroom SunLife home with a lanai in Southwest Florida, and on about half our homes, a pool that was priced into the mortgage from day one.
Here is a quick overview of the financing options
SunLife buyers use most:
FHA Loans
The most common path for first-time buyers. FHA loans require as little as 3.5 percent down. On the Seabreeze Cove II at $274,900, that is approximately $10,497 down. FHA loans have flexible credit requirements and are backed by the federal government, making them accessible for buyers who are earlier in their financial journey.
Conventional Loans
For buyers with stronger credit and a larger down payment, conventional loans often offer better long-term terms. Most conventional loans require 5 to 20 percent down, depending on the lender and the buyer's credit profile.
VA Loans
For active military, veterans, and eligible surviving spouses, VA loans offer zero-down financing with no private mortgage insurance. If you or a family member has served, this is worth exploring before any other option.
No Money Down Options
Qualified buyers may have access to financing programs with little to no money down, making homeownership more attainable.

Insurance and Flood Zones
The Numbers That Surprise Every Out-of-State Buyer.
One of the most common moments in the SunLife buying process is when buyers find out what their insurance actually costs. For people coming from other states where insurance is a major monthly expense, the numbers in Cape Coral and Port Charlotte are a genuinely pleasant surprise.
Homeowners Insurance Homeowners insurance on a new SunLife home averages around $1,200 per year. This reflects the combination of impact-rated construction, concrete block, and building in the right flood zone.
Flood Zones Almost all SunLife homes in Cape Coral and Port Charlotte are built in FEMA Flood Zones X and X500. These are classified as low-risk flood areas and are commonly referred to as high and dry. Most SunLife homes do not require mandatory flood insurance. In high-risk flood zones, AE properties are required to have mandatory flood insurance, which can cost $6,000 or more per year. Building in the right zone is a deliberate decision that saves SunLife buyers thousands of dollars annually.
Wind Coverage All SunLife homes are rated to withstand 160 mph winds and are built to meet or exceed the latest Florida Building Code wind-load requirements. This directly affects your insurance premiums positively.

Standard Features
Stop Wondering What an Upgrade Is. Everything Here Is Included.
The most common question new construction buyers ask before they tour any home is, "What do I actually get for the price?" Here is the honest answer for every SunLife home at every price point.
Quartz countertops throughout. Soft-close cabinetry with dovetail drawer construction. Raised panel doors. Stainless steel appliance package. Designer tile backsplash. Luxury vinyl plank flooring in the main living areas. High ceilings. Large impact-rated windows. Covered lanai. Concrete block construction.
Not a single one of these is an upgrade. They are all just what a SunLife home comes with.

Local Knowledge
A Few Things Worth Knowing Before You Buy in Southwest Florida.
No HOA in Most Communities
Most of the communities where SunLife builds have no HOA. That means no monthly HOA fees, no architectural review committees telling you what color to paint your door, and no restrictions on how you use your property. This is one of the things that surprises buyers most when they discover our homes for the first time.
No State Income Tax
Florida has no personal state income tax. For buyers relocating from Illinois, Michigan, Minnesota, Ohio or New York, that changes your take home pay from the first day you establish residency, and for a lot of our buyers it covers a meaningful piece of the mortgage.
Canal Access in Cape Coral
Not every homesite in Cape Coral has canal access, but many SunLife communities are situated near the canal system. Ask the team about specific homesite locations and boating access for each available home.
Fort Myers Beach and Gulf Access
Cape Coral is not a waterfront city. Fort Myers Beach is roughly thirty minutes away by car. Many Cape Coral canals provide boat access to the Gulf, depending on location and whether the canal is saltwater or freshwater.

Can I use my own Realtor® when buying a SunLife home?
Absolutely. SunLife Homes works with Realtors® and has a dedicated partner program. Your Realtor® can register you as a buyer, submit offers on your behalf using the 35-second offer tool, and be as involved in the process as you both want. SunLife pays a 3% co-op commission on all sales.

This is a deliberate building decision that directly saves buyers thousands of dollars in annual insurance costs.

Yes. A stainless steel appliance package is standard in every SunLife home at every price point.
Is Cape Coral a good place to retire?
Yes. Cape Coral is consistently one of the most popular retirement destinations in Southwest Florida. No state income tax, year-round warm weather, no HOA on most properties, affordable new construction compared to other Florida markets, and access to the Gulf Coast lifestyle make it an ideal market for retirees from the Midwest and Northeast.
Can I tour a SunLife home virtually?
Yes. Virtual tours are available for select floor plans. Contact the team or schedule a virtual walkthrough on the website.
How long does it take SunLife to build a home?
The average SunLife home goes from contract to keys in ninety-nine days. That is approximately three months from signing to move-in. Custom builders often take a year or more.
What happens after I close on a SunLife home?
After closing, you receive access to the SunLife online warranty portal, where you can submit warranty items, track service requests, and communicate with the support team. SunLife stands behind every home it builds long after the keys are handed over.
