How It Works

Selling Your Land Takes Four Simple Steps.

No listing, no showings, and no waiting on a buyer's financing. Here is how it works.

1

Tell us about your lot.

Fill out the short form with the address or parcel ID and your contact information. It takes about two minutes.

2

We do our homework.

Our land team looks at location, size, zoning, flood zone, and utilities to see how a SunLife home fits on your property.

3

Get a clear offer.

If your lot is a fit, we come back with a straightforward offer. No haggling games, no surprise fees.

4

Close and watch it come to life.

We handle the paperwork with a title company and close on your schedule. Then we build a new SunLife home on the land you owned.

Why SunLife

Why Sell Your Land to SunLife Homes?

When you sell to SunLife, you're dealing with the builder, not a middleman. Co founder Rosario Terracciano has been a licensed Realtor for more than twenty years and oversees land acquisition himself. He knows what a fair, simple transaction feels like from both sides of the table, and that's the only kind we do. We own our commitments. If we say it, we do it.

You also get to see your land become something you can be proud of. Jeff Kershner designs every SunLife floor plan and personally walks every home before it's listed. Each one goes through 27 inspections, is built to withstand 160 mph winds, and comes standard with quartz countertops, soft close cabinetry, and impact rated windows. Our Coral Haven took six of nine awards, including Best Overall, at the 2026 CCCIA Builders Showcase of Homes. Your lot won't become just another house. It becomes a SunLife home, and a better street for everyone on it.

Quick Answers

Everything You Want to Know About Selling
Your Land to SunLife Homes.

Why sell my lot to a builder instead of listing it?

Listing a vacant lot can mean months of waiting, price cuts, and buyers whose financing falls through. Selling directly to SunLife means one buyer who already knows what we want to build, a straightforward offer, and no showings to manage.

How do you decide what to offer?

We look at the same things any careful buyer would: location, lot size, zoning, flood zone, utility availability, and the cost to prepare the site. Then we give you a clear number and walk you through how we got there.

Do I have to pay a real estate commission?

When you sell directly to SunLife, there is no listing agreement and no listing commission. If you already work with a Realtor, they're welcome to reach out on your behalf. Our founders are licensed Realtors, and we treat agents as partners.

My lot isn't cleared and doesn't have city water or sewer. Should I still submit it?

Yes. You don't need to clear, fill, or improve your land first, and utility availability is something we review, not a dealbreaker. Send us what you have.

Where are you buying land?

Our focus today is Cape Coral and Port Charlotte. If your land is elsewhere in coastal Florida, submit it anyway. We're growing into new markets and want to know what's out there.

What happens to my land after I sell?

We build a new SunLife home on it. Every one is designed by Jeff Kershner, inspected 27 times, and built to the same standard whether it's our entry level Seabreeze Cove or our award winning Coral Haven. Drive by in a few months and you'll see what your lot became.
