Pull Up a Chair. This Is the Story of SunLife Homes.

Jeff Kershner started designing homes as a kid on the drafting board his grandfather gave him. He studied architecture, but eventually realized the people who truly shape homes are the builders themselves. So he became one. First in Chicago. Then in Cape Coral. And eventually, one phone call led him to Rosario Terracciano, and the beginning of SunLife Homes which has now spread to Port Charlotte and beyond.

Rosario had spent over twenty years as a licensed Realtor® sitting across the closing table from buyers just like you. He had one thing to say about Jeff before they ever became partners:

"His heart is in every single house."

Rosario Terracciano
Co-Founder, SunLife Homes

They became partners in 2016. Two founders. Two men of faith. One uncompromising standard that has guided SunLife Homes since the day they opened their doors in Southwest Florida.

BUILT LIKE WE LIVE IN IT

If It Does Not Meet the Standard, It Gets Done Again.

That is not a policy statement. That is Jeff Kershner in his own words, standing on a job site in Southwest Florida, describing exactly how SunLife operates on every single build.

Twenty-seven inspections on every home before you ever get the keys. Not the ones the county requires. Twenty-seven. Structural. Mechanical. Electrical. Plumbing. Finishes. Every system. Every surface. Every detail is checked against the standard Jeff set when he built the very first home.

The average SunLife home goes from contract to keys in ninety-nine days. Not because corners get cut. Because when you build the same way every time with the same team and the same process, the timeline takes care of itself.

Ninety-nine days. Twenty-seven inspections. One standard that has never moved.

WHAT COMES STANDARD

What Other Builders Call Upgrades, SunLife Simply Calls Standard.

Quartz countertops. Soft-close cabinetry. Dovetail drawer construction. Raised panel doors. Impact windows rated to 160 miles per hour. Porcelain tile throughout.

Every single one of these is standard in every SunLife home, regardless of floor plan or price point. The Seabreeze Cove at the high two hundreds is built to the same standard as the Coral Haven starting from $699,990. That is not an accident. That is the mission.

We believe in home ownership. We believe that everybody should be able to attain it. We could go upmarket. We choose not to. We are not going to Naples.

SunLife builds in flood zone X and X500. High and dry. Homeowners insurance averages around $1,200 a year. Built for Florida weather and built to last in it.

Life is Better with a Pool

They Started Building Pools Into Homes the
Same Week Jeff Said It.

The week Jeff said he wanted everybody to experience the SunLife, they started building pools into homes. Because Florida with a pool in the backyard is a different life than Florida without one.

Roughly half of all SunLife homes include a built-in pool, already priced in from day one. The Coral Key showcase model, where Jeff lives, has one. Ask our team which available homes include a pool or build it into your floor plan from the start.

You should not have to wait to start living the SunLife.

DO NOT TAKE OUR WORD FOR IT

He Was Not Looking for a House. The House Found Him.

A licensed home inspector was hired to inspect a SunLife home for another buyer. He had inspected thousands of homes across Southwest Florida. He walked through this one and bought it himself.

That is what happens when you build every home like you would live in it. Jeff does. He drives the streets of Cape Coral, points at houses, and says, "I built that."

The buyers across Cape Coral and Port Charlotte say the same thing. Read what happens when you trust two people who actually mean it.

"We recently purchased a home in Cape Cora from SunLife Homes and we had a great experiences with the process…"

Quick Answers

Your Questions About What Makes SunLife Different. Answered.

Is SunLife Homes a production builder or a custom builder?

SunLife Homes is a production builder that builds as a custom builder would. As a production builder, SunLife offers defined floor plans built efficiently with consistent quality across every home. As a builder that cares, Jeff Kershner personally designed every floor plan, walks every completed home before it lists, and lives in one of his own homes in Cape Coral. The result is the efficiency and pricing of a production builder with the craftsmanship and accountability of a custom one. Very few builders at this price point operate that way, and we have not found another where the founder does all three: designs the plans, walks the homes and lives in one.

Why should I choose SunLife Homes over other Builders?

Large national builders compete on scale, price, and incentives. SunLife Homes competes on craftsmanship, design, and pride in the finished product. Every SunLife floor plan was personally designed by Jeff Kershner. He walks every home before it goes to market. He lives in one of his own homes today. That level of personal accountability does not exist at a national production builder.

What makes SunLife Homes different from other builders?

At SunLife the founder designs every floor plan, walks every completed home before it is listed and lives in one of his own builds in Cape Coral. We do not know another production builder in this market who can say all three.

How many inspections does SunLife do on each home?

SunLife Homes conducts twenty-seven inspections on every home before the buyer receives the keys. This goes well beyond what the county requires and covers structural, mechanical, electrical, plumbing, and finish elements throughout the entire home.

Does every SunLife home include a pool?

Roughly half of all SunLife homes include a built-in pool, already priced in from day one. Not every home includes a pool. Ask the sales team which available homes include a pool, or discuss adding one to your floor plan at the start of the process.

How long does SunLife take to build a home?

The average SunLife home goes from contract to keys in ninety-nine days. That is approximately three months. Custom builders often take a year or more.
