Short answer: Verify the license on the state’s DBPR website, then compare what is included, how many inspections each home gets, how long the build takes, and what the track record is, and get every answer in writing.

Buyers in Cape Coral and Port Charlotte have many builders to choose from, so the right comparison is a checklist, not a feeling. These seven questions work for any builder, including us. Every outside fact is linked to its source at the end.

Checklist of 8 questions to ask any new home builder

In this guide

1. Is the License Active?

The City of Palm Bay’s consumer guidance, published for Florida homeowners, tells buyers to ask to see the state-issued license, verify the number with DBPR, and check for complaints before hiring anyone. Do this before you sign, and again before you make large payments.

2. Which Type of License Is It?

Florida licenses are not interchangeable. According to a license guide from StateCreds, a Certified General Contractor (CGC) can build any building, a Certified Building Contractor (CBC) can build up to three stories, and a Certified Residential Contractor (CRC) covers one- and two-family homes. Make sure the license class fits a single-family home.

3. Are There Complaints on File?

DBPR also runs a hotline for reporting unlicensed activity, listed in the same Palm Bay guide. Checking the record takes five minutes and can save months.

4. What Exactly Is Included?

Ask for a written list of standard features and a written list of upgrades, then compare the lists, not the headline prices. SunLife publishes the size, bedrooms, and starting price of all eight floor plans on its floor plans page, so you can match them against any other builder’s list.

5. How Many Inspections Does Each Home Get?

Ask for a number. Every SunLife home goes through 27 inspections, regardless of floor plan or price.

6. What Is the Average Build Time, in Writing?

The National Association of Home Builders reports that homes built for sale took 7.6 months from permit to completion in 2024. SunLife’s website reports an average of 99 days from contract to keys, and HousingWire reported cycle times of roughly 95 days. Ask every builder for its average, how it is measured, and the wording of any delay policy in the contract.

7. What Is the Track Record?

Look for outside recognition you can verify. According to the Cape Coral Daily Breeze, SunLife won best overall, best pool, best outdoor living, best kitchen, best interior design, and best livability in its price category with the Coral Haven at the 2026 CCCIA Builders’ Showcase of Homes. HousingWire also ranked SunLife the 11th fastest-growing homebuilder in its 2025 Homebuilder Rankings.

Do These Questions Work in Port Charlotte?

The same seven questions apply in Port Charlotte, and the DBPR license check is statewide. SunLife builds in both cities, and HousingWire reports it entered Port Charlotte only after its Cape Coral operation was meeting its targets.
