This is general information, not tax advice. Confirm details with your county property appraiser.

Short answer: Florida lets you reduce your primary home’s taxable value by up to $50,000 and limits how fast its assessed value can rise, but only if you apply with your county property appraiser by March 1. The exemption is not automatic. Cape Coral is in Lee County and Port Charlotte is in Charlotte County, so the office you file with differs.

SunLife Homes builds in both counties, and the steps are the same in each. Every outside fact below is linked to its source at the end.

What Does the Homestead Exemption Do?

The exemption takes up to $50,000 off your home’s assessed value to produce its taxable value. According to a Florida House staff analysis, the first $25,000 applies to all taxing authorities, and an additional $25,000 applies to assessed value between $50,000 and $75,000, excluding school district levies. That is why the savings differ from one home to the next.

Who Qualifies and When Do You File?

You must own the home and make it your permanent residence on January 1, and you apply by March 1. A Cape Coral Breeze legal column gives a real example: a family that moved to Cape Coral in August still qualified, because the application was not due until March 1 of the next year. File with the property appraiser in the county where the home sits, using the Florida Department of Revenue’s appraiser directory to find the right office.

What Happens in Your First Year?

To keep the exemption on a newly purchased home, the owner must apply by March 1 of the year after the purchase, according to the Manatee County Property Appraiser. For a home you close on in 2026, that means a filing by March 1, 2027. Put the date on your calendar the week you close.

What Is the Save Our Homes Cap?

Once a home is homesteaded, the Save Our Homes limitation keeps its assessed value from rising by more than 3 percent a year, according to the same analysis. The cap protects you from large jumps in your tax bill if prices rise.

Can You Move Your Savings Within Florida?

If you already own a Florida homestead, for example in Miami, you may be able to carry over part of your Save Our Homes savings. According to the Lee County Property Appraiser, you can transfer up to $500,000 of that benefit if you abandon your old homestead, make a new Florida property your primary residence, and apply for portability at the same time you apply for homestead. A county property appraiser’s guide adds that the new homestead must be established within three years of relinquishing the old one.

Where Do You File in Port Charlotte?

If you buy in Port Charlotte, you file with the Charlotte County Property Appraiser instead of the Lee County office. The rules are the same: own and occupy the home on January 1, then apply by March 1. Use the Florida Department of Revenue’s appraiser directory to find the right office.
